Mold Inspection NYC | Licensed Mold Testing Specialists

If you’ve seen mold, smelled a musty odor, or had recent water damage in your home or business, a professional mold inspection in NYC is the fastest way to find out what’s actually growing, where it’s spreading, and what it will take to fix it.

Prime Aire Mold Inspections provides licensed visual assessments, air and surface sampling, and independent lab-verified reports for residential and commercial properties across the five boroughs and the wider tri-state area.

Indoor mold exposure is linked to respiratory symptoms and worsened asthma, according to the EPA’s guidance on mold and health. If anyone in the property has unexplained respiratory issues, this is one of the clearest signs testing is worth doing now rather than waiting.

What Happens During a Mold Inspection in NYC?

  1. Visual assessment: A certified inspector walks the entire property, checking basements, attics, crawl spaces, behind appliances, and around HVAC units for moisture intrusion and visible growth.
  2. Moisture mapping: Moisture meters and, where needed, infrared thermal imaging locate water behind walls and ceilings that isn’t yet visible to the eye.
  3. Air and surface sampling: At least one indoor air sample is compared against an outdoor control sample to determine whether indoor mold spore counts are elevated. Surface swabs or tape lifts are taken from any suspect growth.
  4. Independent lab analysis: Samples go to a third-party, accredited laboratory so results can’t be influenced by whether more work gets sold afterward.
  5. Written report and protocol: You receive a report identifying the mold type, concentration, and affected areas, plus a remediation protocol if removal is needed.
  6. Remediation and water damage mitigation (if applicable): If mold or water damage is confirmed, Prime Aire can perform the remediation and mitigation work directly, following the protocol outlined in your report.

Do You Need a Mold Inspection?

Mold needs three things to grow: moisture, a food source (drywall, wood, dust), and time. NYC’s older building stock, aging plumbing, and humid summers make all three easy to come by — Manhattan’s pre-war walk-ups trap moisture behind original plaster, Brooklyn and Queens brownstones see it in below-grade basements, and flood-prone areas of the Bronx and Staten Island see it after storms. Wherever you are in the five boroughs, NJ, or CT, the risk spots are the same: basements, behind bathroom tile, around window units, and inside HVAC systems that haven’t been serviced in years. You likely need an inspection if:
  • You see visible mold growth on walls, ceilings, floors, or around windows
  • There’s a musty or “earthy” smell that doesn’t go away with cleaning
  • Your building had a leak, flood, or other water damage in the past 12 months
  • You or a family member has unexplained respiratory symptoms, allergies, or asthma flare-ups indoors
  • You’re buying, selling, or renting out a property and want a clean bill of health before closing
  • You need clearance testing after a remediation company finished removal work
  • You manage a commercial building and need documentation for tenants, insurance, or litigation

FAQs about Mold Inspection and Testing

Here are answers to frequently asked questions about our mold services.

Most residential inspections take one to two hours. Larger homes or commercial properties with more square footage or complex HVAC systems can take longer.

No. Inspectors can typically work around occupants, though it helps to have access to all rooms, closets, and mechanical spaces.

Lab analysis for air and surface samples generally takes 2–3 business days.

Under NY State law, any mold project over 10 square feet requires a licensed assessor and remediator. NYC layers additional landlord obligations on top of that for multi-unit buildings.

"Inspection" refers to the full visual walkthrough and sampling process. "Testing" specifically refers to the air and surface sample analysis. Most companies, including Prime Aire, bundle both into one visit.
